Govt Mulling Housing Projects Above Train Stations To Tackle Traffic Jam

The government is considering constructing residential buildings above train stations to reduce urban traffic congestion. This was disclosed by Prime Minister Anwar Ibrahim during the "Transport for the People" session, highlighting that Kuala Lumpur City Hall (DBKL) is assessing the project.

“This means people’s housing projects will be constructed above train stations. The plan will also include commercial properties, not just public housing. This is one of the ways we’re working to reduce traffic congestion,” he says, indicating that regulatory changes would be required before implementation.

Transport minister Loke Siew Fook , who fully supported the idea, said the move marks a “major policy shift” towards developing affordable housing near LRT and MRT stations, with the goal of reducing car dependency and making homes more affordable.

He affirmed that talks are underway with the housing ministry to reduce car dependency and reassess parking requirements near transit centers. Reducing these requirements, according to Loke, could lower construction and housing costs.

“If a project is close to a train station, we can cut down on parking needs. That makes the homes cheaper for buyers,” the minister stated in a FMT report.

Meanwhile, president and group CEO of Prasarana Azharuddin Mat Sah,  stated that the firm is exploring the possibility of utilising its land close to train stations to promote affordable housing.

“We have 15 plots of land. Seven are being developed. Previously, we focused on commercial projects with the highest bids. But now there’s a shift in thinking. We want to develop affordable, high-rise housing so people can live closer to public transport,” he added.
