Forget Luxury Condos! PM Anwar Wants Affordable Homes Next To Train Stations – Here’s The Plan

The daily commute in the Klang Valley is about to get a massive upgrade, and it’s not just about the new LRT3 Shah Alam Line. During the grand launch of the RM16.63 billion rail line last Sunday, Prime Minister Datuk Seri Anwar Ibrahim dropped a major hint about the future of our urban landscape: the government is officially pivoting toward Transit-Oriented Development (TOD).

But here is the catch, this isn't about high-end luxury towers. The PM was clear: the priority is housing for the rakyat.

What Exactly Is The Plan?

For years, the land surrounding our LRT and MRT stations has been treated like an afterthought, mostly reserved for sprawling, flat "park-and-ride" parking lots. The government is now calling time on this under-utilisation.

The vision for these TODs is actually quite straightforward: optimise the land, integrate the lifestyle, and keep it affordable.

Instead of letting valuable land sit empty, the plan is to transform these areas into vibrant hubs that feature:

• Affordable Housing: High-density residential units specifically for the people, not luxury seekers.
• Small Business Hubs: Retail lots and commercial spaces reserved for local entrepreneurs and SMEs.
• Smart Parking: By moving parking into basement levels, the government plans to free up the surface area for the homes and shops mentioned above.

Where Will These TODs Pop Up?

Transport Minister Anthony Loke has already identified several high-potential locations along the new LRT3 corridor. If you’re looking at properties in the future, these are the names to watch:

• Sri Andalas
• Kayu Ara
• Bandar Bukit Tinggi
• Johan Setia

These areas have been pinpointed for their potential to integrate public transport with residential living, effectively allowing residents to walk from their front door straight to the station.

Why Is This A Big Deal?

The government's goal is to move away from the traditional "park-and-ride" model. As Anthony Loke pointed out, a parking lot with 600 bays only benefits 600 people a day. By building TODs, that same piece of land can house thousands of residents, support local businesses, and significantly reduce the cost of living by cutting out the need for private vehicle transport.

"I don’t think five-star housing should be built there," the Prime Minister emphasised. "It should be housing for the people."

What Happens Next?

The government is looking to fast-track these projects through Public-Private Partnerships (PPPs). The land remains under government-linked control (via Prasarana), but private developers will be brought in to handle the construction, ensuring that the housing remains accessible to the average urban worker.

While the LRT3 is now open and connecting Johan Setia to Bandar Utama, this TOD initiative marks the next phase of making the Klang Valley a truly "transit-friendly" city, one where you can live, work, and commute without being trapped in hours of traffic.
